North Forest Office Space (NFOS) is looking for an Architect to perform all phases of architectural planning and design work. You will be involved in new building designs and alterations from the earliest stages right through to completion. As an Architectural team member you will be expected to use your knowledge of design, construction, building codes, and drafting skills to produce construction documents required to permit and construct interiors and shell buildings of medical, professional and dental office space. Project scopes will include design, structural, and MEP components as well as close coordination with our development team regarding site configurations and coordination of the development process. Additional scopes will include coordination with our marketing team on how to best illustrate our product through product rendering, coordination on design invitation and coordination with our construction teams on construction drawing and construction process improvement opportunities. North Forest is scaling its unique real estate model and this role will include a heavy emphasis on growing a business including focus on building and scaling sustainable systems and processes. The right candidate would approach this position with an entrepreneurial mindset and be equally excited about building processes, systems and scaling a real estate business as they are about design and architecture.
The successful candidate will:
Be willing to learn the North Forest Business Model, gain confidence in our product and implement and maintain accurate and well organized systems and documentation.
Take the primary lead in producing and detailing multi-discipline construction documents required for the construction of new shell buildings and interior spaces with support from the lead licensed architect and drafting team.
Coordinate with NFOS development team to support due diligence, feasibility and design for new developments.
Have the ability to produce interior and exterior renderings. (considered a plus)
Be expected to work effectively with the project team, be able to produce quality project submittals and manage their time to meet the expectations of the project schedule.
Take an active role in supporting and managing NFOS design processes and work order systems that measure Turnaround Times, On Time Delivery and touch times for various work order types
At times, may make site visits to check on project status and report on projects.
Cooperate and liaise with North Forest in house construction team to continually improve both design and building best practices.
Support and lead improvement efforts to NFOS drawings processes in an effort to improve design team metrics.
Provide guidance to NFOS drafting team and review teams production of drawings for accuracy and quality standards.
Review and coordination of reports such as geotechnical and coordinate design and cost considerations with the development team.
Coordinate with area market leasing teams and external clients on unique design considerations for interior spaces.
Coordinate unique structural or mechanical elements with external consultants when required.
Review of zoning and local building code amendment for all new developments and coordinate challenges or obstacles with the development team.
We are looking for a candidate with
Minimum of 5+ years proven working experience as an Architect in a professional Design/ Construction setting.
Bachelor’s degree in Architecture or Architectural Technology.
Experience with multiple disciplines of electrical, plumbing and HVAC.
Visual awareness and an eye for detail.
Heavy emphasis on communication and project management skills.
Must exhibit a positive demeanor, can do attitude and be excited about working in a highly collaborative team based environment.
Working knowledge of building products, construction details and relevant rules, regulations and quality standards.
Excellent drawing skills and familiarity with design software ( AutoCAD Architecture, Google Suites, and Photoshop)
