Forrester Construction is looking for a Design Build & VDC Manager to lead and manage Forrester’s Design Build Projects from award to construction start. The Design Build & VDC Manager designs, leads, and delivers Forrester’s overall vision for Design Build and Virtual Design and Construction and maintains continuous contact with Operations, Support Services (i.e. Quality, Safety, Preconstruction and Estimating, Project Development, etc.) to deliver powerful technology tools and processes to enable Project Teams to excel.
Design Build Project Management, includes:
Help identify potential Design Build projects from existing and new clients.
Obtain and review requests for proposals when available.
Assist with Design Team selection.
Assist with narratives and other support documents as required by RFP.
Obtain Design Team participation through narratives, sketches, and pricing documents as required by RFP.
Conduct Design Review meetings with Design Team and Estimating Team to confirm adequacy of documentation.
Fully lead and manage the Design Team including preparation of design contracts.
Responsible for the generating list of deliverables in accordance with D/B Agreement and Forrester criteria.
Participate in and document Owner Review meetings. Maintain positive relationships with Client through all phases of work.
Assemble design progress documents; confirm completeness in accordance with D/B Agreement and Forrester criteria.
Conduct Design Review meetings with Forrester Operations personnel. Document comments back to A/E Team and verify through follow-up review meetings that all comments are addressed.
Maintain lines of communication among all Design Team members and back to the Client.
Lead timely completion of design documents, consistent with RFP criteria and Forrester purchasing plan.
Construction Administration, includes:
Attend monthly field progress meetings to maintain contact with project progress and assist with resolution of field issues.
Observe construction to confirm compliance with Contract Documents.
Document Reviews in support of Operations and Preconstruction, includes:
Conduct Constructability reviews of Preconstruction projects.
Assist Preconstruction to establish Cost Saving analysis and reviews.
Assist with creation of CADD Concept design Packages for potential Design Build Projects.
Operate BIM application with sufficient knowledge to support the BIM Implementation Plan. This will involve BIM support for Preconstruction and Operations, as well as training of other Team Members as required to expand BIM capability in the field.
Program Development, includes:
Create, implement and lead standard operating procedures/processes for Corporate Design Build and VDC services and strategies and as needed create project specific Design Build Marketing Plan and Annual VDC Implementation Plans.
Evaluate new technology and develop updates to ensure Forrester remains current and in line with industry standards as the technology advances.
Establish and maintain detailed modeling requirements for the integration of project schedules, estimating, clash analysis and as otherwise necessary to allow for the accurate creation of a BIM model consistent with project criteria and Train Project Team to maintain day to day VDC programs.
Develop processes to provide and maintain industry standard BIM as-built and maintenance models as requirements are developed.
Track and analyze cost benefits of BIM use with regards to estimating, scheduling & clash analysis.
Lead preparation of software/subcontract & A/E Contract language to obtain effective BIM models.
Develop Owner Agreements that provide BIM services within a manageable level of risk
Acts as an internal change agent to gain company-wide understanding, appreciation and commitment to Design Build and Virtual Design and Construction.
Clash Analysis, includes:
Establish and maintain detailed modeling requirements that will be useful for Clash Analysis.
Compare BIM model with contract documents to verify model accuracy and obtain corrections as required.
Conduct the Clash Analysis operation and prepare reports.
Meet with Operations Team to review report, establish RFI’s and review corrections by design team.
Marketing and Presentations, includes:
Participate in the development of presentations, including the creation of animations and images, for proposals and Marketing materials as they relate to New Projects and/or Forrester BIM capabilities to assist in selling Forrester to current and potential customers through active participation in the proposal process, client presentations, interviews, etc.
Bachelor’s Degree in Building Construction, Architecture, or related field. Registered Architect preferred.
Minimum of 5 years’ construction related experience, including 5+ years in Virtual Design and Construction.
DBIA accredited or ability to become DBIA accredited.
Proficient in Navisworks, CADD, Revit, Bluebeam, SketchUp.
Ability to read and interpret construction drawings – MEP, architectural, and structural.
Ability to interpret and manage contractual obligations and responsibilities.
Ability to review, analyze, and critic proposed design solutions for cost effectiveness and constructability consistent with owner expectations.
Experience with and understanding of totality of design process from conceptual design to contract administration across a wide variety of contract types and sizes.
Ability to multi-task and establish priorities while managing multiple projects, deliverables, and deadlines.
Strong communication skills, both verbal and written.
Strong public speaking and presentation skills.
Able to work independently and collaboratively with a team.
